HDB flat sizes in 2026
The median is the middle flat: half the flats sold are smaller, half are bigger. The range shows where most flats fall (from the 10th to the 90th percentile).

Older flats are often bigger
The same flat type does not always mean the same space. Grouping the resales by the year the lease started shows a clear pattern for 4-room and 5-room flats.

Medians by decade. The 1990s and 2000s 3-room figures rest on fewer than 100 resales each, so read them with care.
Key point A 4-room flat from the 1990s is, on median, about 10 m² bigger than a recent one. That is an area of about 3 × 3.3 m: enough to change which sofa and table fit.
What about the living room?
The official data gives the size of the flat, not of each room. Figures for HDB living rooms do circulate online, but we could not trace them to an official source, so we don't repeat them here. Layouts also vary a lot: many flats have an open living and dining area, and renovations move walls.
Two measurements tell you more than any average:
- The sofa wall: the length of wall your sofa will sit against, minus any door or window you need to reach.
- The room depth: the distance from that wall to the opposite wall or the TV console.
Which coffee table fits
Start from the sofa. Aim for a table about two thirds of its length, keep 40–45 cm between the front of the seat and the table, and 75–90 cm where people walk past.

Check the depth of the room
Add up, from the sofa wall: the depth of your sofa, the gap to the table, the depth of the table, the walkway, then the TV console. Here is the sum with a sofa 90 cm deep, a 45 cm gap, a 75 cm walkway and a TV console 40 cm deep. Replace these numbers with yours.

If nobody walks between the table and the TV, a 45 cm gap there is enough, and each figure drops by about 30 cm.

In resales from January 2025 to September 2026, the median 4-room flat was 93 m², about 1,000 sq ft. Most were between 87 and 104 m².
How big is a 5-room HDB flat?
The median was 116 m², about 1,250 sq ft, with most between 110 and 127 m².
How big is an HDB living room?
HDB resale data does not give room sizes, and layouts vary. Measure the wall behind your sofa and the distance to the opposite wall or TV console.
Are older HDB flats bigger?
Often, for 4-room and 5-room flats. 4-room flats with a lease from the 1990s have a median of 103 m², against 90–93 m² from 2000 onwards.
What size coffee table suits an HDB living room?
For most, a table of about 100 × 60 cm leaves enough room to walk. With a 3-seater sofa and a deeper room, 130–150 cm works.
